最新成交印證曼城樓價升勢



呢個放盤和 Apartment 1&2 同一座大廈,放盤一星期即成交,成交價應該很接近叫價。景觀不及Apartment 1&2 開揚,所以Apartment 1&2 市價應該有160k。兩個單位平均價是127k,亦即唔夠兩年升了26%, 高過Hometrack 數據平均值, 原因有二 : (1)買入是低於市價. (2) 優質單位升幅高於平均值

    1. 並不是按息唔可以免稅,只是影響徵收40%税率的那部分收入。
      計法是先收40%稅,再扣減20%稅率。例子:
      如淨收入(扣減所有開支,但不包括按息) 有10k進入40%稅階,而按息支出亦是10k。
      現時計法:徵收40%收入部分是零。
      2020年計法: 10k x (40% -20%)= 2k。

      對已進入40%稅階人士,新計法下會大大降低額外的租金回報。舉個例子:75%按揭,按息3%,租金回報4.5%或以下,除稅後淨回報會負數。所以買倫敦樓個啲真係要諗清楚。

    1. 非英國居民沒有免稅額.
      Mortgage interest is tax deductible.

    2. 謝謝!其實聯絡過當地經紀。佢話新稅項措施沒說non resident landlord 有tax reduction. 我擔心若找他管理租務會食左我的return。
      另外,我查過不少網頁,發現新的改變只對40%或以上稅階的人先有影響,不知是否正確?

    3. "Tax reduction" is a general term. You and the agent may refer to different subjects.

      The correct statement :
      "The tax relief that landlords of residential properties get for finance costs will be restricted to the basic rate of Income Tax, this will be phased in from April 2017."

      It impact on 40% tax band payer or marginal case. Example given in my reply to first comment above.

    1. Manchester city center is just a bit larger than one postcode in London. So focus on city center, not more than half km outer would be fine. This is better rule than postcode because some postcode with one end close to city but other end far away.

    1. I have complained my agent twice in last six months, not worth to recommend. Similar to solicitors, all agents are quite the same the the performance is far from what we expect. This is the market norm, so wr have to adapt it.
